Why Roof Inspections Matter?

The roof is one of the most important parts of a home, but because it’s seemingly so resilient, it’s also one of the most often neglected parts of a home. The truth is, while you can easily see extreme forms of sudden damage, the vast majority of roofing problems aren’t nearly as detectable.

Regular inspections get a professional eye on your roof to see the early signs of rot, hail damage, water damage, and other issues that can go completely unnoticed.

This helps preserve your roof’s lifespan and prevents costly sudden repairs you don’t have time to properly prepare for.

Common Signs You Need a Roof Inspection

While roof inspections should be done regularly, it’s not necessarily something you have to do on a schedule. There are several signs that it’s time to have your roof professionally inspected.

First, if your roof is over 10 years old, it’s a good idea to start scheduling inspections regardless of the other factors we’ll talk about. Up to the 10-year mark, it’s usually okay, but age starts to rapidly add to the problems you’ll have to deal with, and it’s important to catch them quickly.

Missing shingles are a surefire sign you need an inspection of your shingled roof. Even if you haven’t gotten to the point where regularly scheduled inspections are optimal, this includes issues such as finding shingles lying around your yard, or noticing that the shingle pattern on your roof is disrupted with a shingle missing here or there.

Missing shingles not only show that the roof is taking on damage, but those little missing patches allow water to easily access the underlying structural wood, and degradation takes hold fast.

Another good time is if there is a big storm. This includes any source of high winds or flying debris, such as hail, tornadoes, hurricanes, etc. An old tree that should have been removed could cause damage. You might not see it, but there can be serious damage just out of sight.

Sagging is also a good reason to get an inspection. Your roof shouldn’t dip. This is a sign of the structural integrity failing.

Finally, if you notice a spike in your energy bill, but you don’t have any obvious reasons for it, such as rate hikes or using more energy than usual, this can be a sign that the roof is damaged. It’s letting your conditioned air escape, and that’s forcing your HVAC system to work harder. Thus, your bill spikes.
